Direct surface swabs are used to collect visible growth and will tell us the actual mold type. Air Sampling will show the types found to be airborne and to what degree, and after comparing with your outdoor control sample, will decide whether remediation is recommended to begin with. It very well may not be, even if noted on a home inspector's report. It is our job to confirm whether or not an actual problem exists. Our lab report will indicate exactly how many spores per cubic meter of every mold type are in your property, and how to permanently eradicate indoor mold growth that can lead to poor health or even death when ignored long enough!

YOUR FIRST MOLD INSPECTION? -WHAT TO EXPECT: Unless you have dealt with similar issues in the past, it is very common to be confused about what to do and where to start when it comes to mold, ie. "what is black mold?", "is anyone mold testing near me?" etc. We will answer these questions and in some cases leave the appointment without charging you a dime. There are cases in which mold sampling simply isn't necessary once we inspect all the areas of concern. We are an honest family-owned company that will only suggest testing samples from your home if we feel it's needed for the health of your property's occupants due to clues we find that point to mold growth, like moisture inside otherwise hidden wall cavities or water stains, etc. Sometimes it just turns out to be a case of mildew, which though smells strongly, it is not harmful to humans. This could avoid an expensive unneeded mold remediation.
It is very common to have moisture/humidity in basements as cinder-blocks and foundation masonry is porous, and are often built too close to ground-water and downspouts. If not in a climate-controlled basement, the humidity may be above 65%rh, allowing the humidity alone to be enough of a water source for mold to thrive on unfinished wood surfaces, inside and outside sheet-rock walls & wood joists/studs. If your HVAC system is in such a basement, it could be spreading deadly spores & mycotoxins throughout the entire property via the air-ducts. (In some cases, the source can be the HVAC system itself.) Each case is different and treated as uniquely as the situation at hand. But fear not, every situation can be rectified one way or another, and often for much less than you might imagine. Recent Water Intrusion from rain, plumbing leakage, or high humidity
-Most people think mold is more likely to exist in older houses. While that can be true, we also find plenty of problems in brand-new homes when they are built too efficiently. When there is a hidden leak or high humidity, the water vapor in a highly efficient house has nowhere to go. The house cannot "breathe" in other words. An older house, while not as efficient at keeping its climate controlled, will often breathe more easily, thus letting any water vapor escape the home before it can cause a mold issue.
Visible Microbial Growth
-While almost always a problem, moisture-induced surface conditions on masonry can appear mold-like with flaky material, often mistaken for mold, but are a condition called "efflorescence". The same goes for overhead wood ceiling joists with water stains.
A Musty, Mildew-like Smell
-Most often in basements, as they are usually the most damp and humid floor, if there is mold breeding, dangerous spores can be spread throughout the property via the HVAC system or indoor air currents. A mold source on one floor is generally 50% less on each adjacent floor above or below the source floor.

(In serious cases, this may suggest vacating the property until remediation is completed, if the affected area is dangerous, open to other indoor airways & can't be avoided with a temporary "containment".)
"PRV" or Post-Remediation Verification; also called Post Testing or Clearance-Testing after remediation is done to make sure the remediated areas are in fact mold-free, per the remediator's guarantee to bring the property back to normal & healthy levels. (This is often recommended in the event of a real-estate sale.)
